How Monthly Rent Is Calculated

If you receive an invoice from HomeSuite and want more information on how the price was calculated, please see the following information on how HomeSuite charges rent. 

 

HomeSuite charges rent on a monthly basis. If your lease starts on the first of the month, you will be charged the monthly rate stated on your lease agreement for that month no matter how long the month is (28, 29, 30, or 31 days). If your lease starts any day other than the first of that month, we consider a month to be 30 days and charge the monthly rate stated on your lease for those 30 days. Please consult the below for further elaboration.

 

30 Day Month

If your lease starts during a 30 day month, use the below to find out what the 30th day is. 

Start date minus 1=30th Day of Next Month

For example, if you move-in on June 10th, thirty days after June 10th would be July 9th. In that instance, we would charge one month's rent for June 10th-July 9th.

31 Day Month

If your lease starts during a 31 day month, use the below to find out what the 30th day is.

Start Date minus 2=30th Day of Next Month

For example, if you move-in July 10th, thirty days after July 10th would be August 8th. In that instance, we would charge one month's rent for July 10th-August 8th.

28 Day Month

If your lease starts in February on a non-leap year, use the below to find out what the 30th day would be. 

Start Date plus 1=30th Day of the Next Month

For example, if you move-in February 10th, thirty days after February 10th would be March 11th.

29 Day Month

If your lease starts in February during a leap year, 30 days after your move-in is the same day in March. For example, if you move-in on February 10th, 30 days after February 10th would be March 10th.

If you feel that your rent was calculated incorrectly, please contact the HomeSuite Customer Care Team and provide your lease ID and the invoice number in your email.
